Selling your home is one of the most important decisions you will make in your lifetime. Once you have made that choice to sell your home, there is a lot of paperwork and a lot to get organised.  The process can be a daunting experience and we have, therefore, put together some tips to help you sell your home with minimal stress.

Finding a good conveyancing Solicitor is the key to selling your home. He or she will be able to explain the process to you and answer any questions you may have.  You will pay a fee for the service and it is worth noting that a cheaper fee isn’t always best.  Look for a local firm and a Solicitor that you can regularly speak to in person if you need to and who can provide a quality service.

The conveyancing Solicitor will ask for any documentation about the property including any work that has been carried out to it. The most common documents are: –

  • Title deeds and associated documents such as old searches, guarantees, window and electric installation certificates, boiler servicing history, planning and building regulation consents – if you do not have them, they may be with your previous Solicitors who you used to buy the property;
  • Energy Performance Certificate – this is now a legal requirement to have one of these and is an assessment which determines how energy efficient your home is;
  • Details of any existing mortgages on the property.

The Solicitor will also send you a Property information form (TA6) and fittings and contents form (TA10) which you will need to complete.  The forms include enquiries such as who is responsible for the fences, parking and what is included with the property.  Having all the right documentation to hand ensures that the selling process goes smoothly and eliminates any unnecessary delays.

Another important aspect of selling your property is the estate agent you use to sell the property through.  Do your research on the local market and shortlist from the most active local agents. Be ready for viewings and prepare your home for sale as it will be more likely to sell faster.
