In 2020, the UK Government drafted the Building Safety Bill in response to the Grenfell Tower disaster. The Bill is set to put in place several new regulatory frameworks for building safety, quality, and competence, to ensure that residents’ safety has the highest possible priority during the construction process. Our specialist Building Safety Solicitors are closely monitoring the implication of these changes for those in the construction industry and can offer specific guidance to freeholders, managers, and leaseholders. The Bill introduces key areas of responsibility including an “Accountable Person” who must assess High Rise Building safety risks, a “Building Manager” whose function is to manage the risks identified by the Accountable Person, and a new Building Safety Regulator role which will produce a new Code of Conduct for building inspectors and have enforcement and prosecutorial powers where there have been failures on the part of the Accountable Person or Building Safety Manager.
