    Career overview

    Sam has a wealth of experience dealing with a wide variety of landlord, tenant and property related disputes, including business lease renewals, breaches of covenant, recovery of possession, nuisance and trespass, dilapidations and business rates disputes.

    Sam is a member of the Property Litigation Association and the Society of Construction Law.  He has a wealth of experience dealing with a wide variety of landlord and tenant and property related dispute, including:

    Landlord and Tenant disputes:

    • Business lease renewals.
    • Leasehold enfranchisement claims.
    • Residential and commercial service charge disputes.
    • Dilapidations claims.
    • Forfeiture.
    • Recovery of unpaid rent from Tenants, including dealing with issues surrounding Tenants insolvency
    • Disputes regarding liability to repair or maintain a tenanted property.
    • Applications for antisocial behaviour injunctions by social landlords.
    • Residential possession claims.

    Other property related disputes:

    • Nuisance neighbours (noise nuisance, overcrowding, high hedges,  antisocial conduct)
    • Trespass and damage to land
    • Party Wall Act disputes
    • Rights of way and right to light disputes
    • Boundary disputes and claims for adverse possession
    • Disputes between joint owners of land and/or beneficiaries of land held on trust.

    While his work at Ellisons is primarily property focussed, he has historically specialised in construction related claims of all sorts. Sam also has experience in a variety of other areas including:

    • Contractual claims
    • Financial mis-selling claims and complaints to the Financial Ombudsman Service
    • Consumer Credit Act disputes and consumer protection legislation claims
    • Company, shareholder and director disputes

    Sam enjoys off road mountain biking and, when a more sedate mood takes me, walking in the countryside. His experience in dealing with construction matters has possibly meant he is somewhat overconfident in his DIY abilities, and he is consequently also known to embark upon the occasional overly ambitious DIY project. Sam also enjoys spending time with his family.
